WHAT IS THIS?
This page outlines the services we provide to you and the basis on which we will provide these services. Your instructions to us to proceed either to advise you or to arrange lending on your behalf, amount to your acceptance of the terms set out in this letter. Even so, we would be grateful if you would sign the attached copy of this letter to confirm your agreement.
OUR SERVICES
We will arrange finance for you with Banks for the country of your chosen property, advise you of your options,
assist with the completion of the paperwork and track your application through until formal loan offer is obtained.
Our goal is to ensure you have a simple procedure to follow which will ensure a swift and successful purchase/re
mortgage.
HOW DO WE GET PAID?
Our fees are typically split. Should we obtain approval in principle/mortgage outline, and apply for a formal mortgage application on your behalf, you will be charged a £399 loan application fee (non refundable), a £499 International Mortgage Services arrangement fee. Note: typically mortgage completion fee will be also charged by the banks of between 1% - 2% of the mortgage amount. The completion fee is in most cases paid at loan drawdown (this can vary depending on Lender). The above fees are general, and may vary dependant upon the Lender used and/or the country the loan is implemented. To clarify your fees structure, please refer to your ‘approval in principal/mortgage outline’ document which by now you will have received. Refund policy: If we fail, the International Mortgage Services fee (typically £899) will be returned to you (less any administrative costs typically, 50% to 75% refundable), any application fee is non refundable. Our role is completed when we have obtained a formal loan offer from the Lender.
YOUR RESPONSIBILITIES
As you would expect, we can only base our advise on the information supplied by you. Therefore we expect you to give us detailed information about yourself/selves and your current circumstances.
It is in both of our interests, that your instructions are clear and concise and you agree (if asked) to forward your instructions to us in writing. We may choose to accept your verbal instructions.
Naturally any information you provide is covered by the Data Protection Act 1998. However some of this
information will be made available to third parties as and when applicable – for example Lenders, Regulatory
Bodies, Auditors, Solicitors who may or may not be covered by this Act. We also reserve the right to send you
marketing material or to contact you by telephone from time to time.
